Grass management team maintaining a large commercial lawn

Expert Grass Management for HOAs, Businesses & Large-Scale Properties

Maintaining a green, weed-free lawn year-round is essential for commercial properties, HOAs, and large-scale landscapes.

In our region, grass transitions between winter ryegrass and summer Bermuda grass, requiring a strategic maintenance plan. Nelson Weed and Pest Control Inc.’s pre- and post-emergent broadleaf weed control services ensure your Arizona commercial property remains healthy, presentable, and compliant with community landscaping standards.

Understanding Your Grass: Summer vs. Winter

  • Thick green Bermuda grass thriving in summer heat

    Summer Grass: Bermuda

    ● Thrives in warm temperatures (late spring to early fall).
    ● Goes dormant (brown) in winter.
    ● Requires pre- and post-emergent weed control in October–June.
    ● Must be treated after mowing but before temperatures exceed 90°F.

  • Vibrant winter lawn with overseeded ryegrass

    Winter Grass: Rye (Overseeded Annually)

    ● Keeps commercial landscapes green in winter through overseeding.
    ● Needs planting each fall since it does not return on its own.
    ● Requires a spot treatment before seeding and mowing 3-4 times before weed control is applied.

Fertilizer Tips for Lawns

New Lawns

When preparing to fertilize a new lawn, it's important to ensure the soil is properly conditioned before any fertilizer is applied. Bare soil should be graded as level as possible, with the top 2–4 inches loosened and worked into a friable condition.
If gypsum is accessible, incorporate it into the soil at a minimum rate of 15–20 pounds per 1,000 sq ft. This material will help keep the ground loose and workable.
Next, till in approximately 8 pounds per 1,000 sq ft of a high-phosphorus starter fertilizer. A recommended option is 11-52-0 MAP, which delivers the essential nutrition new plants need to establish themselves and develop a strong root system. An application of sulfur is also advised to help reduce pH levels common in Southwestern soils.
Once the grass is established and filling in, apply Furst®-Class 15-15-15 Standard at 6 pounds per 1,000 sq ft. This will sustain the turf's nutritional needs for the coming months. From there, transition to a complete turf SmartBlend™ fertilizer, such as Furst-Class 19-6-13 +Fe, to support continued plant structure development.

SEED PLANTING RATES

Winter LawnsSpread quality annual ryegrass or perennial ryegrass seed at rate of 10 pounds per 1000 ft2.
Summer LawnsSpread quality bermudagrass seed at a rate of 3 pounds per 1000 ft2. Cover with approximately¼ inch of mulch and keep damp until the grass sprouts.
HELPFUL TIP To apply 1 pound of nitrogen per 1000 ft2divide the first number, on the fertilizer bag into 100. For example, SmartBlend™ 16-8-4 Premium fertilizer should be applied at a rate of 6.25 pounds per 1000 ft2 (100/16 = 6.25 pounds). Or, divide 1 pound of nitrogen per 1000 ft2 by the nitrogen percentage (1 /0.16 = 6.25 pounds).

Established Lawns

Cool WeatherDuring the cooler months, lawns that appear healthy can still benefit from an application of Furst®-Class 19-6-13 +Fe or Furst-Class 15-15-15 Standard at 6 pounds per 1,000 sq ft. Either product will help carry the turf through the winter months. If growth seems sluggish, a follow-up application may be needed to give things a boost, taking advantage of the added iron or sulfur.
Warm WeatherAs temperatures begin to warm up, lawns and turf areas can benefit from an early application of a SmartBlend™ formula. Applying early allows the fertilizer to work down into the root zone so nutrients are readily available when the plant needs them most. We recommend Furst-Class 19-6-13 +Fe at 6 pounds per 1,000 sq ft to help get the lawn off to a strong start. Getting fertilizer down in early spring will pay dividends once the summer heat sets in.
Additionally, an application of Furst-Class 21-0-0 at 6 pounds per 1,000 sq ft can give the lawn a solid boost, and the added sulfur is beneficial for Southwestern soils where lowering pH is often needed.
For a reliable all-season option, Furst-Class 19-6-13 +Fe or Furst-Class 15-15-15 Standard applied at approximately 6 pounds per 1,000 sq ft is a great all-around choice.
